Improvement District Petition
Good afternoon Mountain Ranch Estates Community Members!
For those of you that have asked about the status of the petition we have great news! The county attorney has reviewed the petition and the hearing has been scheduled.
The hearing will be on 22 May in The Lonoke County Court at 3:00 PM. The court is located at 301 N Center Street, Lonoke, AR 72086
Anyone interested is welcome to attend!

Improvement District Update
Good evening MRE Community Members,
As of today we have confirmed that the Operations & Maintenance fee previsously included on your tax bill for the Special Improvement District(SID) has been removed from all lots. The only thing left on your tax records for the SID is the $310 bond fee which is only removed if you pay off the bond on your lot. You may also see a $45 Improvement District fee, that is for the volunteer fire department that covers our area.
As for the petition that many of you signed, The petition was turned in to the county and we are still awaiting their approval of it. We continue to reach out and check in with no updates. We believe that the more community members that reach out to the judges office in regards to the petition the more of a priority it will become with them. I have shared the phone number below for ease of access.

Special Improvement District - Update
Good evening Mountain Ranch Estates,
I've had a several questions about the annual assessments charged by the special improvement district. We have validated with the county that the special improvement district has removed the annual assessment from nearly all properties in Mountain Ranch Estates. The special improvement district has approved this action and it should've been removed from all properties. We believe the ones that are left are an error and we are working with Alan King, the improvement district finance manager, and the county to have those corrected and removed ASAP.
If you are one of the lots that still has a special improvement district assessment of more than $310, please understand that we have no expectation of you paying the mountain Ranch estate POA dues until that is actually corrected and reduced from the either $400 or $800 amount down to $310.
Please remember that all property owners are responsible for a $310 bond fee to the special improvement district until the bond is paid off. You, as a property owner can pay off the bond specifically for your property if you so wish. For instructions on how to do so please see the document section of the website in your owners portal.
One additional note, property owners may see a $45 special improvement district fee on their taxes. This is not related to our subdivision specifically but is for the Mountain Springs Volunteer Fire Dept that covers our neighborhood.

Dues
Good Evening Mountain Ranch Estates!
All dues have been setup on the property records within the software. The first $250 per lot is setup and due by May 30th. If you have concerns or questions with this please let us know.
Currently for online payments each lot will require a separate payment. If you own multiple lots and would like to make a single payment you can still write a check to the POA for the total and we will apply that payment to your accounts.
All online payment fees are added on to the dues during checkout.
