Architectural Requirements


The Architectural Committee and review process for Mountain Ranch Estates exists to ensure that all plans meet the intent of the Bill of Assurance.


No building, wall, fence, swimming pool, tennis court, driveway, permanent flag poles, tree house, play building, storage, outbuilding, or any type of other structure shall be erected, placed, or altered on any lot...until plans, specifications, and/or other supporting documents as requested the Architectural Control Committee showing the architecture, aesthetics, design, and location of such structure have been approved by the Architectural Control Committee... ...and as to location of the structure with respect to topography and finished ground elevations and with respect to side lot and front building setback lines.


To submit an architectural request, you will log in to the Owner's Portal on the top right of this screen and complete the form.

The following information and/or documents will be required to complete the form:

Construction Plans
Site Plan showing all current or requested structures and distances to property lines,
Elevation of proposed construction showing design
Exterior Material and colors to be used
Drainage plan if natural drainage will be impacted.
Pictures of area if appropriate

Here is a general list of what the committee is looking for when reviewing submissions:

General aesthetics aligns with existing community home styles.
Exterior material does not include restricted items.
No Vinyl Siding is permitted except on soffits.
Setbacks comply with Bill-of-Assurance (House: front greater than 50', rear greater than 25', side is at least 10% of the average width of the lot but does not need to exceed 8')
Accessory structures comply with Bill-of-Assurance(At least 100' from front property line, greater than 20 feet from rear and 5' from side property lines)
Principal dwelling ground floor size is at least 1850 square feet of heated and cooled living area.
House presents good frontage to the street.
Sight Line Restrictions in Bill-of-Assurance are complied with.
